As the country celebrated 102nd birth anniversary of Bollywood legend Dilip KumarNews of the redevelopment of his family bungalow in Bandra’s Pali Hill area of Mumbai has made headlines. The bungalow, which holds a special place in the hearts of the late actor and his wife Saira Bano, is being redeveloped by Mumbai-based real estate firm Usher Group into a luxury residential project called ‘The Legend’.
The project has achieved a significant milestone by crossing Rs 500 crore in sales within 15 months of its launch. A statement issued by the company said, “’The Legend by Usher’ at Pali Hill, Bandra has crossed Rs 500 crore in sales within 15 months of its launch. This achievement reflects the strong demand for finished residences in one of Mumbai’s most prestigious neighborhoods and sets a new benchmark for high-end real estate in the city.”
According to Zapkey.com, the company has successfully sold four luxury apartments, including triplexes, from its inventory of 19 units, with one transaction formally registered and the remaining three expected to be registered within the next two months. The first apartment was purchased by Apco Infratech Pvt Ltd, a major infrastructure development company, in July 2024 for Rs 155 crore, according to property registration documents. Additionally, three more transactions for luxury apartments have been closed at an impressive rate of around Rs 1.50 lakh per sqft, with buyers including chartered accountants, infrastructure firm promoters and high net worth individuals such as businessmen, and these transactions are expected. Must be formally registered by the end of January or February.
What is the plan for the redevelopment project?
The company plans to build 19 luxury apartments, with a total revenue potential of Rs 850 crore. The project will include 4—and 5-BHK (bedroom-hall-kitchen) luxury apartments along with duplex units and a 2,000-square-foot museum dedicated to Dilip Kumar. In March 2016, Dilip Kumar entered into a development agreement with Asha Group which paved the way for this luxury housing project.
